The St. Regis introduced a form of ownership that had not previously existed on Longboat Key: a privately owned residential community integrated into a full-service branded resort. The three residential buildings occupy the southern portion of the property. The Armand Building sits closest to the Gulf, the Bateau Building is positioned between Armand and Champagne, and the Champagne Building lies near the private residential entrance along Gulf of Mexico Drive.

A Residents' Clubhouse and Wellness Center connects the Armand and Bateau buildings, while a private residents-only pool and spa are located between the homes and the beach. The Story Behind The St. Regis Residences

A new model for Longboat Key.

The St. Regis was developed on the former site of the Colony Beach & Tennis Resort, a property that played an important role in Longboat Key's resort history before closing in 2010.

Plans for the new development introduced a different model for the island. Instead of rebuilding the site solely as a hotel or conventional condominium, the property was designed as an integrated resort and residential community, with three private residential buildings arranged around the resort's shared landscape and amenities.

2024

An Integrated Resort & Residential Community

Sales for the residences began in 2020. Construction followed on one of the largest single development sites completed on Longboat Key in decades, ultimately creating 69 private homes, a new St. Regis resort, multiple dining venues, an oceanfront spa, pools, a saltwater lagoon, landscaped waterways, and 800 feet of beachfront. The resort formally opened in October 2024.

Today, The Residences at The St. Regis Longboat Key Resort represent a new chapter in the island's development.

Original marketing plans identify air-conditioned living areas from approximately 1,556 to 5,895 square feet. Select combined residences may be significantly larger, and select lanai-level and penthouse plans include private infinity-edge plunge pools. The largest documented lanai residence combines approximately 5,895 square feet of interior space with 5,261 square feet of terraces, for a total published area of approximately 11,156 square feet.

Pets

The community is pet-friendly and includes a designated dog-walking path. Published community information has reported allowances for up to two pets, subject to current Association registration, size, conduct, and access restrictions.

Leasing

Published community information has reported a minimum lease term of one month and no more than three leases per year. Association approval, applications, fees, and other requirements may apply.

Parking

Each residence includes a private garage, generally accommodating one or two vehicles, with select residences offering three-car garages. Garage assignments and dimensions vary by residence.

Residential & Resort Areas

Certain facilities are reserved exclusively for residents, while others are operated as part of the resort. Hours, access requirements, guest privileges, reservations, and charges may differ by amenity.

Services
