Saint Armands Division / John Ringling Estates is a distinctive residential neighborhood surrounding St. Armands Circle, positioned between downtown Sarasota and Lido Beach. Unlike a condominium or master-planned community, it consists of individually owned single-family homes with a wide range of architectural styles, lot sizes, ages, and settings. The neighborhood’s defining feature is its relationship to St. Armands Circle itself. Homes are arranged along streets including North and South Washington Drive, North and South Adams Drive, Fillmore Drive, Jackson Drive, Monroe Drive, Madison Drive, and Boulevard of the Presidents, placing many residences within an easy walk of the Circle’s shops, restaurants, cafés, and central park. The subdivision’s history is inseparable from John Ringling’s vision for Sarasota. Ringling purchased St. Armands Key in 1917 and later developed it as part of a much broader plan for Lido and the surrounding islands. His concept combined broad boulevards, distinctive residences, classical statuary, landscaped public spaces, and an elegant commercial district centered around a circular park. Today, the residential neighborhood reflects nearly a century of change. Original and midcentury homes stand alongside extensively renovated residences, Mediterranean-influenced estates, contemporary coastal homes, and substantial newer construction. Recent MLS activity illustrates this range, with properties dating from the 1920s through the 2020s and including everything from approximately 2,000-square-foot cottages and ranch homes to much larger custom residences. Certain properties also occupy waterfront sites along Pansy Bayou and nearby saltwater canals, adding boating and water views to a neighborhood otherwise best known for walkability and proximity to St. Armands Circle.
